The legal description must be exactly right. The name of the person executing the deed must track exactly how the name was written when they received their deed. Did you miss an initial? Then you did it wrong.

That is why the buyer should use an escrow company; they hold the deed and give it to you when the last payment is made.
If you fail to make the payments on a real estate contract, the seller can default you and get you out in 30 to 60 days, and you lose all of your payments. In contrast, if you do not make the mortgage payment, the lender has to take you to court to take the house back.
